To secure a property we will require a holding deposit equivalent to one weeks rent, this will be deductible from the total six weeks deposit required before the move in date. Before a tenancy Agreement is signed satisfactory references must be completed, and then the move in process can be finalised.
Any applicable fees that apply to a tenancy are shown below, these include fees that are due before, during and at the end of a tenancy.

Holding deposit
Equivalent to one week rent to secure the property.

Reference fee
£40 + VAT per tenant (£48 inc VAT)
Proof of ID, current address and any visa or immigration authorisation documents are required as well as the completion of our standard referencing form.

Guarantor fee
£40 + VAT per guarantor (£48 inc VAT)
Proof of ID, current address and any visa or immigration authorisation documents are required as well as the completion of our standard guarantor form and guarantor indemnity form.

Agreement set up fee
£125 + VAT per property (£150 inc VAT)
This includes negotiating terms for the tenancy, compiling the Agreement and arranging all associated aspects of a new tenancy.
Tenancy amendment fee
£240 + VAT (£288 inc VAT)
On authorisation from the Landlord it may be possible to amend your Agreement in terms of a change of tenant for example. This fee applies for the amendment and updating of the tenancy Agreement. Please note that this is entirely at the Landlord's discretion.

Check out fee
£70 - £110 Inc VAT (dependent on the size of the property)
The tenant is responsible for the cost associated with compiling the checkout report. This fee is payable at the end of a tenancy and is dependent on the size of the property. Further details available on request.

Professional cleaning
Cost dependent on property size. At the end of a tenancy the property should be returned in the same condition as when the tenant moved in, should a professional clean be required the tenant will be charged for this with the cost being made available prior to the clean.
